The Atlantic season runs from June through November, and on these islands that is not weather trivia — it is the operating calendar of every rental and every crew for half the year. The statute that governs what happens to those rentals when the order comes is § 42A-36 mandatory evacuations: G.S. 42A-36 governs vacation rentals during mandatory evacuations, and provides that any travel insurance offered in connection with them must come from an insurer authorized by the North Carolina Department of Insurance.

The insurance number worth knowing: evacuation insurance cap 8% — travel insurance offered under the mandatory-evacuation provisions may not exceed eight percent of the total amount charged for the vacation rental to the tenant, less the security deposit. Eight percent is a ceiling, not a price, and the insurer behind the product must be one the state has authorized. A guest offered evacuation coverage on a four-thousand-dollar week is being sold something that cannot lawfully cost more than three hundred twenty dollars.

What an evacuation does to a turn week: guests leave mid-stay, arrivals cancel, and the Saturday machine that normally runs the coast simply stops. The statute governs the tenancy during the evacuation; the agreement and the Act govern the money on either side of it. For the crew, a week's calendar can empty in one phone-tree afternoon — and then refill with the one thing a coast does after every storm: assessment.

The post-storm turn is its own service. When access returns, a turnover doubles as a survey: surge lines on the siding, blown sand where sand has no business being, salt film on every exterior-facing surface, moisture where it should not be, and the smell that says the septic side of the property needs attention before anything else. We document all of it — the photographs a post-storm turn produces are the owner's evidence for insurance and for the next guest's expectations — and the house does not go back on the rental calendar until the list is cleared.

The tax calendar does not evacuate. Receipts that accrued in the storm month still remit the 6% Dare County occupancy tax to the county on the county's monthly schedule, and the state's share of the same stays rides its own channels. A season interrupted by a named storm is, administratively, still a season — which is why the quiet weeks after a storm are when we most often help owners rebuild the operational file: turn records, condition photographs, the documentation a disrupted year generates.

Planning the shoulder around the season: the smart calendar puts deep cleans and resets in the weeks when the coast is quiet and hurricane season is doing its most unpredictable work — because a house deep-cleaned in the gap is a house that enters the next booking block from a known state. June through November punishes the unprepared calendar and is unremarkable for the prepared one.
